If your land is subject to the trust surcharge rate, this calculator may not provide an accurate result.

• Special land tax circumstances
• Clubs or organisations receiving concessional rates
• Charities, councils, or land assessed under special provisions

Before You Begin
To use this tool accurately, you should know:
• The property price or site (land) value of the land
• Your absentee owner status
• That exempt properties (such as your principal place of residence or eligible farmland) should not be included in your calculation
Where exact land value is unknown, our estimator uses an industry-average land ratio to help approximate it.
